Multi-Residential Security

Security and IT infrastructure for NH apartment buildings, condos, and property managers that must protect residents and comply with regulations.

Apartment complexes, condominiums, and multi-family properties in New Hampshire have security requirements that differ from commercial offices. Resident safety, visitor screening, package delivery verification, and common area protection are essential. We have been installing security and IT infrastructure for NH real estate properties since 1985.

The Multi-Residential Difference

Apartments are not offices.

Multi-residential properties face security challenges that do not exist in typical commercial buildings. Lobbies require visitor screening without creating bottlenecks. Parking areas need coverage that captures license plates while respecting resident privacy. Package rooms require camera documentation and access logging. And when a system fails at 2 AM, residents expect immediate response.

We understand these constraints because we have installed systems in apartment buildings and condominiums across New Hampshire since 1985. Our technicians know the difference between a lobby camera and a hallway camera. Our engineers design access control that balances security with resident convenience. And our support team answers the phone 24/7 because people live in these buildings.

Regulations We Design Around

  • Fair Housing Act accessibility requirements for entry systems.
  • New Hampshire RSA 540-A (landlord-tenant law): tenant safety obligations.
  • Local building codes for fire alarm and egress systems.
  • ADA compliance for entry systems and audible/visual alerts.
  • State fire marshal requirements for multi-family building egress.
  • NFPA 72 integration between fire alarm and access control.

Common Real Estate Scenarios

Where security matters most in your building.

Lobby & Entry Control

Video intercoms screen every visitor before granting access. Key fob entry restricts building access to residents and authorized personnel. Cameras document all entry events for security review and liability protection.

Parking & Perimeter

License plate capture cameras monitor parking areas. Perimeter gate access control restricts vehicle entry to residents and approved visitors. Motion-activated lighting and cameras cover loading zones and exterior walkways.

Leasing Office & Amenities

Intrusion alarms protect leasing offices after hours. Access control restricts amenity spaces like gyms and lounges to residents only. Cameras cover common areas while respecting resident privacy in living spaces.

Maintenance & Contractor Access

Temporary badges grant time-limited access for contractors and maintenance staff. After-hours emergency access is logged and monitored. Elevator floor restrictions prevent unauthorized access to residential floors.

Case Study

Nashua apartment complex: complete security and access overhaul.

The Problem

A 60-unit apartment building in Nashua was operating with outdated key-only entry, no visitor screening, and minimal camera coverage. Package thefts were increasing, and residents had no way to verify visitors before buzzing them in. The property manager needed a system that improved security without creating inconvenience for residents.

The Solution

Arcomm installed video intercoms at both building entrances with tenant directory, 16 IP cameras covering lobbies, parking areas, and package rooms, and key fob access control for all exterior doors. We also added emergency paging throughout the building and integrated the system with the property management office phone system.

The Result

Package thefts dropped to zero. Residents can see and speak with visitors before granting access. Property managers receive instant alerts for after-hours access events. And the building passed its annual safety inspection with no findings. Resident satisfaction scores increased within the first quarter.
